Holding Tank Pumping for Lake Homes near South Haven, MI

A lot of houses on the water around here do not have a septic system at all. They have a holding tank, and holding tanks are a different animal.

Nothing drains anywhere. Every gallon that goes down a drain sits in the tank until we pump it out. Some run 3,000 gallons. We have customers from Chicago, Illinois and Indiana with lake places who learn this the expensive way the first summer: friends up for two weekends, tank full, and a pump-out bill they did not plan for.

Two things keep the cost down. Watch the water when the house is full of people. And for the ones who host a lot, put one of our units down by the water. A monthly unit costs less than one extra pump-out, and half the reason lake people rent from us is keeping guests out of the house anyway. Some properties out here are just land and a camper, and the unit is the bathroom.

How fast does a holding tank fill up?

Faster than people expect, because nothing leaves. On a septic system the water drains to a field and only solids build up. On a holding tank every shower, every load of laundry and every flush stays in there until a truck comes.

The weekend that fills a tank is the one with a full house. Guests in and out of the bathroom all night will fill a tank quickly, and nothing warns you it is getting full. When the house is full, that is the week to think about the water: shorter showers, laundry at home rather than at the lake, and no dishwasher running half empty.

This is also why a lot of lake people rent a unit. If a busy summer means two extra pump-outs, a monthly unit down by the water costs less than one of them, and it keeps the traffic out of the house at the same time.

Holding Tank Questions from the Lake

What is the difference between a septic system and a holding tank?

A septic system drains to a field. A holding tank just holds, and when it is full someone has to pump it. A lot of lake homes around South Haven have holding tanks because there is no room or no soil for a drain field.

How fast does a holding tank fill up?

Faster than people think. Every flush and every shower stays in the tank. A houseful of weekend guests can put a serious dent in one in two days, and pumping a 3,000 gallon tank costs $1050 at our rate, more at anybody else's.

What does Baylor's charge to pump a holding tank?

Same as everything: 35¢ a gallon. We pump some big ones. One customer has two 2,000 gallon tanks and we do all 4,000 every year.

Should I rent a porta potty for lake guests?

If you fill your tank twice a summer, yes, obviously. A monthly unit down by the water, cleaned weekly, runs less than one extra pump-out. Call for availability, and a lot of our lake customers figure this out in year two.

Get on a schedule before it is an emergency. We book two to three weeks out in season.
